Mold vs. Mildew vs. \"Microbial Growth\": Decoding the Language

Read enough inspection reports and you'll notice something: they almost never just say \"mold.\" There's a reason the language is so careful. This guide covers what each term actually claims and how to tell a serious finding from a cautious one.

If you've read more than one inspection report, you've probably noticed the word "mold" barely appears in it, even when there's an obvious dark patch on a bathroom ceiling. Instead you get phrases like "apparent microbial growth," "conditions conducive to mold growth," or "mold-like substance observed." There's a reason for that. Why inspectors avoid saying "mold" directly

Identifying mold with certainty requires laboratory analysis: a sample taken from a surface or the air, cultured or analyzed under a microscope, and matched to a specific species. A home inspector doing a visual walkthrough has no way to do that, and most inspection standards of practice and state licensing rules explicitly caution against or prohibit inspectors from declaring "this is mold" without testing. This is a liability posture, but it's also an honest one. A dark, fuzzy patch could be mold, mildew, a soot deposit from a candle or fireplace, or simply dirt and dust accumulation in a damp corner. The actual differences between the terms

Notice that only two of these five terms (mold and mildew) describe something biological at all. A huge share of what buyers assume is "mold" turns out, on closer inspection or testing, to be efflorescence or simple water staining with no growth present.

Two findings, side by side

A cautious, low-urgency finding looks like this: "Minor discoloration observed on grout lines in the secondary bathroom, consistent with surface mildew. Area appears limited to grout and caulk; no evidence of moisture intrusion into surrounding wall material. Routine cleaning recommended." This is about as unremarkable as this category gets: surface-level, isolated, and tied to normal bathroom humidity rather than any structural moisture problem.

A more consequential finding: "Apparent microbial growth observed on drywall and baseboard in northeast corner of basement, covering approximately 3 sq ft. Moisture meter reading confirmed elevated moisture content in adjacent wall material. Musty odor present. Recommend evaluation by a qualified mold remediation professional and identification of moisture source prior to repair." Together they indicate an active moisture source feeding real growth rather than a cosmetic surface issue.

How to size the concern yourself

A few questions separate a routine note from a real one, faster than the label alone can:

  1. Is there a confirmed moisture source, active or recent? Growth with no moisture explanation is unusual; growth paired with a leak, poor ventilation, or high humidity has an obvious cause and an obvious fix.
  2. How large is the affected area? A few square feet on a grout line is categorically different from growth spreading across drywall or framing.
  3. Where is it located? Bathroom and kitchen surface mildew is common and low-stakes. Growth in a basement, crawlspace, attic, or inside wall cavities is more concerning because those spaces trap moisture and are harder to monitor.
  4. Does the report mention a moisture meter reading? A meter reading confirming the material is currently wet is meaningfully more serious than an inspector noting discoloration with no moisture confirmation — the latter could easily be an old, resolved issue.
