Electrical Red Flags on a Home Inspection: A Buyer's Guide

The electrical section is short, but it carries more genuine safety weight than almost any other part of the report. This guide covers what inspectors are checking, which findings are real hazards, and what a fix actually costs.

The electrical section of a home inspection report is usually one of the shorter ones, a page or maybe two, but it carries a different kind of weight than the roof or the siding. A worn roof leaks slowly and gives you time. A bad electrical panel can start a fire. That's not fear-mongering. It's the reason inspectors are trained to look at electrical systems with a lower tolerance for "wait and see" than almost anything else in the house. It's also why this section tends to use blunter language than the rest of the report.

At the same time, most electrical findings are not emergencies. A missing GFCI outlet and a Federal Pacific panel both show up in the same section, but they are not remotely the same risk or the same cost. This guide sorts the electrical section the way an inspector actually thinks about it, so you can tell a $20 fix from a $200 fix from a $3,000 one.

What a general inspector checks — and what they can't

A general home inspector is doing a visual, non-invasive review of the electrical system. They don't open the panel's dead front and probe live wiring the way a licensed electrician would on a full electrical inspection, and they don't open walls. What they can see and test safely, they'll report. Broadly, they're looking at five things:

  • The service panel: brand, age, capacity, condition, and whether it shows any known hazard patterns (double-tapped breakers, signs of overheating, missing knockouts).
  • Service capacity: whether the home has enough amperage for modern use, most commonly a question of 100-amp versus 200-amp service.
  • Wiring type and age: what's actually running through the walls, whether copper, aluminum, knob-and-tube, or a mix from different eras of renovation.
  • Grounding and GFCI/AFCI protection: whether outlets are properly grounded and whether the circuits required to have ground-fault or arc-fault protection actually have it.
  • Outlets, switches, and fixtures: testing accessible outlets for correct wiring, checking for exposed wiring, overloaded extension cords used as permanent wiring, and obviously damaged devices.

When you see a finding, place it in one of these five buckets first. A panel-brand finding and a missing-GFCI finding sit in the same section but represent completely different categories of risk and cost.

Sorting the findings by risk

Genuine safety hazards

This is what separates electrical from most other sections: a meaningful share of its findings are life-safety issues, not just maintenance. Federal Pacific and Zinsco panels (breakers that can fail to trip during an overload), exposed or open wiring, double-tapped breakers not rated for two conductors, missing GFCI protection in wet locations, and evidence of prior overheating or scorching all fall here. These findings tend to justify action before closing, either as a repair request or, for the cheaper ones, as something you fix yourself in the first weeks of ownership rather than skip. Aging systems and material concerns

A large middle tier covers wiring and equipment that isn't dangerous by default but carries known long-term risk or insurance friction. Aluminum branch wiring from the 1960s–70s, knob-and-tube wiring in pre-1950s homes, undersized service for the home's actual electrical load, and ungrounded two-prong outlets throughout an older house all sit here. None of these are usually flagged as "fix before you can safely occupy the house," but all of them affect your insurance quote, your renovation plans, or both. Minor and easily corrected

Reversed polarity at a single outlet, a missing outlet cover plate, an outdoor outlet without a weatherproof cover, a dead bulb the inspector couldn't test past. These are inexpensive, common, and not worth negotiating over individually. They belong on a post-closing to-do list, not a repair request.

The panel and rewiring rows are where electrical findings start to resemble roof-scale costs, which is exactly why panel brand and wiring type deserve their own careful read rather than a skim.

Reading inspector language in this section

Electrical write-ups tend to be more direct than roof or siding language, because the liability calculus is different. Inspectors are less inclined to soften a genuine hazard with hedging boilerplate. When you see phrases like "recommend evaluation and correction by a licensed electrician prior to occupancy" attached to a panel or wiring finding, treat it as a stronger signal. The same phrase attached to, say, a cosmetic siding crack carries far less weight. It's still not a certainty of catastrophe, but electrical is one of the few sections where the report's tone is doing real, intentional work.

Insurance: the angle that changes negotiations

Electrical findings carry a dimension most other sections don't: some homeowners insurance carriers will decline to write a policy, or will require remediation as a condition of coverage, for specific known-hazard panel brands, knob-and-tube wiring, or aluminum branch wiring. This means an electrical finding can become a closing-timeline problem even when the wiring itself is functioning fine on inspection day. Your lender likely requires proof of insurance to close. If a carrier won't write the policy until a panel is replaced, that repair moves from "nice to have" to "has to happen before closing" regardless of how anyone feels about the underlying risk. Check with your insurance agent early if your report flags any of the panel or wiring types covered in this pillar — it's often what actually sets the deadline, more than the inspection contingency itself.

Building the repair request

  1. Separate safety findings from everything else and lead with them. A known-hazard panel or exposed wiring is hard for a seller to argue isn't worth addressing.
  2. Get a licensed electrician's estimate rather than relying on the inspector's note for anything panel- or wiring-related. The inspector flagged it, but the actual scope and price come from a specialist.
  3. Check insurability before you negotiate, since a carrier's requirement is often a stronger, less arguable lever than "the inspector said so."
  4. Batch the minor items into a single small credit or skip them entirely. A punch list of $50 outlet covers weakens a negotiation built around a $3,000 panel replacement.

Electrical is the section where "minor-sounding" and "actually dangerous" sit closest together on the same page, so it rewards careful reading more than almost any other part of the report. Sort each finding by risk tier, check whether it touches your insurance quote, and get a real electrician's number before you decide how hard to push.
