Terms of Service

These Terms of Service govern your use of homeinspectiondecoded.com and the Home Inspection Decoded service, both operated by Foundation Operations LLC, a Florida limited liability company ("we," "us," "our"). By uploading a document, purchasing a report, or otherwise using the service, you agree to these terms. If you do not agree, do not use the service.

1. What the service does

You upload a home inspection report you already have. Our software reads it and produces a plain-English decoded report: which findings appear to matter most, an estimated cost range for typical repairs of that kind, and suggested language for what to ask the seller for.

The decoded report is delivered to the email address you provide and at a private web link, usually within minutes. The price is $49 per report as a one-time purchase, with an optional Negotiation Pack add-on for $19. There is no subscription and nothing recurring.

The analysis is automated. Your document is processed by software, including third-party artificial intelligence services, without a human reviewing every finding.

2. What the service is not

The decoded report is informational only. It is not a home inspection, a re-inspection, an appraisal, or any kind of physical evaluation of a property. Nobody visits, examines, or tests the home.

Nothing we provide is professional, legal, financial, real-estate, construction, or engineering advice, and no professional, fiduciary, or advisory relationship is created between you and us. We are not licensed home inspectors, contractors, engineers, attorneys, or real estate professionals acting in that capacity, and the report does not replace your inspector, your agent, your attorney, or your own judgment.

Decisions about a real estate transaction — whether to buy, what to negotiate, what to walk away from — are yours alone. Consult qualified licensed professionals before acting on anything in the report.

3. Estimates, ranges, and accuracy

Cost figures are estimates presented as ranges, based on typical repair costs for that category of work and adjusted for general regional pricing. They are not quotes, bids, or offers, and they are not guaranteed to be accurate for your property, your market, or your contractor. Always obtain a written estimate from a licensed contractor before relying on a number.

We do not independently verify anything in the document you upload. If the source report is wrong, outdated, or incomplete, the decoded report will inherit those problems. Automated analysis can also miss a finding, misread a table, or misjudge severity. We make no guarantee that the decoded report is complete, correct, or exhaustive.

4. Your document and the license you grant us

You keep all rights in the document you upload. You grant us a limited, non-exclusive, revocable license to store, transmit, and process that document, and to share it with the service providers listed in our Privacy Policy, solely for the purpose of producing and delivering your decoded report and providing support related to it.

That license ends when the processing ends. Uploaded documents and generated reports are automatically deleted within 30 days of upload. We do not use your document for advertising, and we do not use it to train artificial intelligence models.

5. Your representations

You represent that you are at least 18 years old, that you have the right to upload the document you submit, and that uploading it to us does not violate any contract, license, confidentiality obligation, or third-party right. If the document contains another person's information, you represent that you are permitted to share it for this purpose.

You are responsible for the accuracy of the email address you provide. Your report link is delivered there.

6. Acceptable use

You agree not to:

  • upload unlawful content, malware, or any file you are not authorized to submit;
  • attempt to breach, probe, disrupt, overload, or gain unauthorized access to the service, its accounts, or its infrastructure;
  • scrape the service, resell or redistribute reports commercially, or use automated tools to submit documents in bulk;
  • reverse engineer the service except to the extent that restriction is prohibited by law; or
  • use the service to impersonate anyone or to misrepresent the report as a professional inspection or licensed opinion.

7. Payment and refunds

Payments are processed by Stripe. We never receive or store your full card number. Prices are in US dollars, and applicable taxes may be added at checkout.

If we fail to produce a decoded report for you — the document cannot be read, or the process errors out — you are refunded in full automatically, without asking.

Otherwise, our money-back guarantee applies: request a refund within 30 days of your purchase date and we will issue it, no questions asked. See the Refund Policy for how to ask and how long the money takes to arrive.

The guarantee has a few limits, stated here so they are not a surprise: the refund window is 30 days from the purchase date; a given report may be refunded once; and we reserve the right to refuse a refund where there is evidence of fraud, chargeback abuse, or repeated purchase-and-refund of the same or substantially similar document. We apply that discretion sparingly and in good faith.

8. No warranty

THE SERVICE AND ALL REPORTS ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. TO THE FULLEST EXTENT PERMITTED BY LAW, WE DISCLAIM ALL IMPLIED WARRANTIES, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, AND NON-INFRINGEMENT.

We do not warrant that the service will be uninterrupted, error-free, or that any report will be complete or accurate.

9. Limitation of liability

To the fullest extent permitted by law, our total liability to you for any claim arising out of or relating to the service or these terms is limited to the amount you actually paid us for the report giving rise to the claim.

We are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost opportunity, or the cost of repairs, renegotiation, or a transaction that did or did not close, even if we were advised such damages were possible.

Some states do not allow certain limitations or exclusions, so parts of this section may not apply to you. In that case our liability is limited to the smallest amount the law permits.

10. Changes to these terms

We may update these terms. When we do, we will change the "Last updated" date at the top of this page. The version posted at the time of your purchase governs that purchase. Continuing to use the service after an update means you accept the updated terms.

11. Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-laws rules. You and we agree that the exclusive venue for any dispute is the state or federal courts located in Florida, and each of us consents to jurisdiction there. Nothing here prevents either of us from bringing a claim in small claims court.

12. Severability and entire agreement

If any provision of these terms is found unenforceable, that provision is limited or removed to the minimum extent necessary and the rest stays in full force. Our failure to enforce a provision is not a waiver of it. These terms, together with the Privacy Policy and the Refund Policy, are the entire agreement between you and us about the service.
