Efflorescence: What the White Chalky Residue Really Means

White, chalky residue on a basement or foundation wall gets mistaken for mold more than almost anything else in a report. The deposit itself is harmless. What put it there is the question worth asking.

Efflorescence gets misread mostly because of how it looks. A chalky white, sometimes crystalline deposit on a basement or foundation wall reads as mold to most buyers, and the anxious skim right past the word "efflorescence" to "wall discoloration" a few lines later. Worth slowing down here.

Salt, left behind by water

Efflorescence is a mineral deposit, not mold. Concrete and mortar contain soluble salts as a natural byproduct of the materials used to make them; so does brick. When water moves through the masonry it dissolves those salts and carries them along. Where the water reaches a surface and evaporates, the minerals stay behind as white powder or crust.

No health risk, no remediation protocol. A stiff brush and water usually takes it off: $0–$50 if you do it yourself, $150–$500 for professional cleaning of an extensive area, with a mild acidic cleaner for stubborn deposits.

So why does it appear in reports at all? Because it's evidence. Efflorescence confirms that water has, at some point, passed through the wall it sits on. Plenty of foundation walls look fine on a dry day and offer no other visual clue that they've ever taken on water; this deposit persists after the water is long gone.

Basements aren't the only place you'll see it, either. Brick chimneys and masonry retaining walls grow the same white bloom for the same reason. And resist the urge to paint over it to make it disappear: a coating applied over an active salt path tends to blister and peel as moisture keeps pushing through, so you trade a harmless deposit for a failing finish.

What it can't tell you is when that happened, how much water was involved, or whether it's still happening. A single heavy-rain event five years ago and an active seep that wicks through every storm leave the same stain. That's why inspectors pair the note with other evidence, especially a moisture meter reading, instead of treating the deposit alone as conclusive.

The same finding at two temperatures

At the mild end: "Efflorescence observed on foundation wall, approximately 2 sq ft, northeast corner of basement. Moisture meter reading within normal range at time of inspection; no active moisture, staining, or odor observed. Likely indicates past water movement through wall; no current action required beyond routine monitoring." File it and forget it unless something changes.

And hotter: "Extensive efflorescence observed across multiple sections of foundation wall, accompanied by elevated moisture meter readings and musty odor. Pattern suggests ongoing water infiltration through wall. Recommend evaluation of exterior grading and drainage, and consider waterproofing assessment if infiltration is confirmed to be active."

The residue hasn't changed character between those two write-ups. The scale and the meter readings are what point to an active source, and an active source deserves the same pursuit as any other basement water finding: identify it (usually grading or gutters, sometimes hydrostatic pressure) and price the fix. Standing in the basement, try to brush it off dry. Efflorescence comes off as fine powder with light brushing. Mold smears, discolors, or resists coming off cleanly. If you're still unsure, that uncertainty is itself a reasonable justification for testing, on the narrower cases where it's worth it.

What to do with the finding

An isolated patch with a normal moisture reading and no odor is routine information. Below-grade masonry that has never taken on any water is close to nonexistent over enough years, and a two-square-foot patch doesn't justify a negotiation ask. Negotiating over the residue itself reads as inexperienced.

If the surrounding evidence says the water movement is active, negotiate the source instead: a grading fix or a drainage evaluation, depending on the cause. And a wall covered in efflorescence across multiple sections has a longer water history than a small patch. That history is worth a specialist's look even without a confirmed active leak.
