Water Heater Age and Remaining Life
Water heaters don't get a dramatic report finding, just an age, quietly noted. But that single number is one of the most reliably predictive findings in the whole inspection.

Most findings in a home inspection report require some interpretation: is this crack cosmetic, is this stain active or historical. The water heater finding is refreshingly simple. The inspector reads the manufacture date off the unit's serial number, states its age, and notes whether it's approaching or past its typical service life. There's very little ambiguity in it, which makes it one of the more useful, low-drama numbers in the entire report, and one of the easiest to budget around correctly.
Reading the age off the serial number
Water heaters don't display a plain "installed on" date anywhere obvious, but the manufacture date is encoded in the serial number on the rating plate, usually near the top of the tank. The most common convention, used by many major manufacturers, embeds it as the first two digits for the year, next two for the week (for example, a serial starting 2314 would indicate the 14th week of 2023). The exact format varies by brand, so an inspector cross-references the manufacturer's specific code rather than guessing. A finding you'll see on many reports: "Water heater manufactured 2011 per data plate (approximately 15 years old); unit is beyond its typical service life. No active leaks observed at time of inspection; recommend budgeting for replacement."
That last sentence is doing the same job as the roof section's "no active leaks observed": it's telling you this is a budgeting finding, not an emergency. An old water heater that isn't currently leaking can keep working for a while longer; it's just increasingly likely to fail, and when a tank fails, it typically means water on the floor, sometimes a significant amount, all at once.

Tank-style units have the shortest lifespan of the group because the tank itself is a sealed, glass-lined steel vessel under constant water pressure and heat cycling. Eventually the glass lining develops a flaw, the steel corrodes at that point, and the tank fails, sometimes suddenly. Tankless units don't hold standing water in the same way and last considerably longer, but they cost more upfront and have their own maintenance needs (mainly periodic descaling in hard-water areas) that, if neglected, can shorten their effective life.
Water quality is the biggest lifespan variable that doesn't show up on the data plate at all. Hard water accelerates sediment buildup at the bottom of a tank, which insulates the burner or element from the water above it, makes the unit work harder, and shortens its life, sometimes by several years compared to the same unit on soft water. A tank-style heater that's never been flushed will generally die younger than one that has.
What "approaching end of life" actually means for you
An inspector flagging a water heater as old or near end-of-life is making a statistical statement, the same way "roof at end of service life" is, rather than predicting a specific day. The practical implications:
- It's not usually a deal-relevant finding on its own. Unlike an active leak or a safety issue, an old-but-currently-functioning water heater is squarely a maintenance/budgeting item.
- It's a very cheap, very predictable replacement compared to almost everything else in the house. Few systems in a home have such a tight, well-known cost range and such a short installation timeline (often same-day) as a standard tank water heater.
- The risk isn't "it stops making hot water," it's "it leaks into the space around it." That's why location matters. A tank in a garage or basement failing is an inconvenience; the same failure in a second-floor closet above finished living space is a real water-damage risk, which is why some inspectors specifically note the presence (or absence) of a drain pan and drain line under units located above living space.

That last row catches people off guard. A "simple" like-for-like water heater swap in many jurisdictions now also requires bringing the installation up to current code (expansion tank, updated venting, drip pan, seismic strapping in some regions), which can add a few hundred dollars to what looks like a straightforward job.
The safety device worth knowing about separately
Nearly every water heater has a temperature-and-pressure relief (TPR) valve, a safety device unrelated to the tank's age that inspectors check and report on independently. Turning it into a negotiation
- Treat it as a budget line if the unit is old but not leaking. Asking a seller to replace a functioning-but-aging water heater is a soft ask that can undercut stronger requests elsewhere.
- If the unit is well past its typical life (15+ years for a standard tank), a modest credit is reasonable. Frame it as "this will need replacement in the near term regardless of who owns the house."
- Prioritize location in your own risk assessment. A 14-year-old tank in a garage is a lower-stakes finding than the same age tank in a closet above bedrooms.
- Check for a drain pan and drain line if the unit is above living space, and ask for one to be added if it's missing; it's a cheap addition that meaningfully reduces the worst-case outcome of an eventual failure.
A calm, predictable number
A water heater age finding is one of the calmer items in a plumbing section: you know roughly how long the unit will last, you know almost exactly what replacement costs, and the risk if it fails is bounded and well understood, especially with a drain pan in place.
