Should You Get a Sewer Scope? The $150 Test That Finds $10k Problems
Your home inspector's view of the sewer line ends at the cleanout. Everything between the house and the street is invisible, and it's one of the most expensive single repairs a house can need. A sewer scope is the cheap way to look before you buy.

There's a gap in every standard home inspection, and it runs under the front yard. The sewer lateral — the buried pipe that carries everything from the house to the city main or septic tank — belongs to the homeowner, not the city, in nearly every U.S. jurisdiction. It can be sixty feet long, eighty years old, and completely invisible to a home inspector, whose scope explicitly stops at what's visible and accessible.
A sewer scope closes that gap: a technician feeds a camera on a flexible cable through a cleanout and drives it the full length of the line, recording video as it goes. Asking whether a sewer scope is worth it is really asking a simple question about odds: you're spending roughly $150–$400 to rule out a repair that routinely costs $5,000–$20,000. For most buyers of most houses past a certain age, that math takes about ten seconds.
What a sewer scope actually finds
The camera sees the inside of the pipe in real time, and the findings fall into a few well-worn categories:
- Root intrusion. Tree roots find pipe joints, enter through hairline gaps, and grow into dense mats that catch paper and solids. The single most common scope finding, especially on clay-tile pipe with joints every few feet.
- Bellies (sags). A low spot where the pipe has settled, leaving standing water that collects grease and solids. Minor bellies are livable; deep ones clog on a schedule.
- Offset or separated joints. Sections that have shifted with soil movement, leaving a ledge or an open gap: a catch point for solids and an entry point for roots and soil.
- Cracks and fractures. From soil pressure, settlement, or age. A cracked-but-round pipe is a very different finding from one that's losing its shape.
- Collapse or deformation. The end state. An oval, blistered, or caved section means that stretch of line has no repair path short of replacement or lining.
- Material identification. The camera confirms what the lateral is actually made of, which drives the whole risk picture, as covered below.
- Scale and grease buildup. Especially in cast iron, where interior rust scaling narrows the channel long before the pipe fails structurally.
A typical report line from a scope: "Camera advanced approximately 47 feet from front cleanout. Moderate root intrusion at two joints near the 30-foot mark; standing water observed from 35 to 41 feet consistent with a belly; line material is vitrified clay to the city tap. Recommend hydro-jetting and annual root treatment; no structural collapse observed." That's a real-information result: a known condition, a maintenance plan, and, critically, confirmation of what isn't wrong.
When a scope is clearly worth it
Age and material dominate the decision. Order one without much deliberation when:
- The house was built before roughly 1980. Older laterals are clay, cast iron, or worse, and all of them are in the failure-prone stage of life. Pre-1980 construction is the single strongest reason to scope.
- There's any chance of Orangeburg pipe (roughly 1940s–early 1970s construction). This bituminized-fiber pipe deforms and collapses with age and has no meaningful repair path. Identifying it is worth the scope fee by itself.
- Mature trees stand between the house and the street. Roots go where the water is.
- The inspection report shows main-line symptoms. Multiple slow fixtures, gurgling, or backups at the lowest drains — the patterns described in the drain, waste, and vent guide — are precisely the symptoms whose cause lives past the inspector's reach.
- The house sat vacant. Lines dry out, seals shrink, and problems hide because nothing has been flowing. A scope (with water run ahead of it) tells you what a few weeks of normal use would have revealed the hard way.
- There's a history of "the drains were always a little slow" in the disclosure, or evidence of repeated cabling. A cleanout with fresh tool marks tells a story.
For a newer home on PVC with no symptoms and no trees, the odds shift. PVC laterals from the 1990s onward fail rarely, and plenty of buyers reasonably skip the scope there. Even then, some scope anyway before the contingency expires, on the logic that the one thing a scope always buys is certainty about the single largest unknown under the property. A clean scope video is also useful evidence if you ever sell.
What sewer problems actually cost
This is why the scope's price is trivial relative to what it rules in or out. These are rough national figures; depth, length, access, and local labor move them a lot:

Two notes on reading this table honestly. First, root clearing only buys time. A $500 jetting makes the symptom disappear for a year while the joints that admitted the roots keep admitting them. Second, trenchless methods have prerequisites: lining needs a pipe that still holds its shape, so a collapsed or badly deformed line forces you back to excavation pricing.
Using scope results in the negotiation
A scope result is unusually strong negotiation material because it's video evidence with a location stamp: footage of a specific defect at a specific footage mark, rather than an opinion about age.
- Distinguish maintenance findings from structural ones. Roots and minor bellies support a modest ask or none at all. Fractures, offsets, deformation, or Orangeburg support a repair-sized credit. Get a licensed plumber's written bid off the video and anchor to it.
- Ask for a credit, not a seller-managed repair. Sewer work has cheap and expensive versions, and you'll live with the choice. Control the contractor.
- Don't over-negotiate a clean-ish line. Some root intrusion in a 70-year-old clay lateral is the expected condition of a 70-year-old clay lateral, and treating it as a crisis spends credibility you may want for the report's bigger material findings.
- If the line has failed outright, slow down. A collapsed lateral is a five-figure repair with disruption to match. That's the kind of finding that justifies re-opening the price conversation entirely rather than just requesting a credit.
The second half of the plumbing inspection
A sewer scope is the rare inspection add-on with an almost unarguable cost-benefit profile: a few hundred dollars against the largest invisible repair on the property. For older homes, treed lots, or any report with main-line symptoms, treat it as standard due diligence, the buried half of the plumbing inspection done properly.
