Driveways, Walkways, and Trip Hazards
Almost every driveway earns a line in the report, because almost every slab of concrete on earth is cracked. The skill is telling ordinary cracking from settlement that's redirecting water, and knowing which one line in this section can actually matter.

Here is a near-certainty about your inspection report: the driveway section will contain findings. Concrete cracks (essentially all of it, eventually) and asphalt weathers, so inspectors flag flatwork on nearly every house older than a few years. That universality is exactly why buyers need a sorting rule for this section. Treat every driveway finding on a home inspection as equally meaningful and you'll either waste negotiation capital on cosmetic cracks or, worse, skim past the one flatwork line that actually matters: a slab that has settled so it pitches water toward the house.
Flatwork is also refreshingly honest territory. Unlike roof decking or wall cavities, everything the inspector needs to see is in plain view. The findings here are rarely surprises later, which makes them easy to price and easy to keep in proportion.
What the inspector is looking at
Driveways, walkways, patios, stoops, and steps get the same basic evaluation:
- Cracking: its width, pattern, and whether the pieces on either side are still level with each other.
- Vertical displacement: one slab edge sitting higher than its neighbor, the classic trip hazard.
- Settlement and slope: sections that have sunk, especially sunk toward the foundation, reversing the drainage plane.
- Heaving: sections pushed up, usually by tree roots or frost.
- Surface deterioration: spalling, scaling, and pitting on concrete; alligatoring and potholes on asphalt.
- Steps and stoops: settlement pulling a stoop away from the house, riser heights made uneven by sinking, and loose or missing handrails where code expects them.
Two of these, settlement toward the house and step/handrail safety, punch above the rest. The remainder is mostly a condition-and-cosmetics conversation.
Normal cracking vs. findings that mean something
The cracking every driveway has
Concrete shrinks as it cures and moves with temperature for the rest of its life. Builders cut control joints into slabs precisely to give that cracking a place to happen on schedule. So: hairline cracks, cracks running along or between control joints, and fine surface crazing are the concrete equivalent of wrinkles. The boilerplate version reads: "Typical shrinkage cracking observed in driveway surface; monitor and seal as part of routine maintenance." The word "typical" is doing honest work there — this is a zero-dollar finding.
Surface spalling or scaling (the top layer flaking off, common where de-icing salt is used) is a durability and appearance issue, not a structural one. It can eventually justify resurfacing, but it isn't letting water anywhere it shouldn't be.
Displacement: the trip hazard flag
When crack edges no longer align, with one side sitting a half-inch or more above the other, the finding changes character: "Vertical displacement at walkway sections presents a potential trip hazard; recommend repair." Inspectors flag these consistently, for good reason. Beyond the obvious safety issue for anyone on the property, a walkway with a pronounced lip is a genuine liability exposure for a homeowner, and some insurers note significant hazards during their own exterior surveys. The fixes are well-established and cheaper than most buyers guess: grinding a raised edge down, or lifting the sunken slab from below.
Settlement toward the house: the one that earns real attention
The finding worth slowing down for: "Driveway/walkway sections adjacent to the structure have settled and slope toward the foundation; water observed ponding against garage slab at this location." A slab pitched at the house is a rain collector aimed at your foundation. Functionally it's the same problem as the negative soil grading covered in the grading and drainage guide, except in concrete, so it can't be fixed with a shovel and topsoil. Every storm, it delivers sheet flow to the wall, the garage slab edge, or the basement. When this line appears, cross-read the foundation and basement sections at the same location for staining or moisture notes; paired evidence upgrades this from "flatwork" to "water management," which is a different negotiation.
Why does it settle there first? Because the soil against a foundation is backfill — excavated and replaced during construction, and never as compacted as undisturbed earth. Slabs poured over backfill sink as it consolidates over years. It's the most predictable settlement on the property, and it happens to occur in the worst possible place.
Heaving: roots and frost
The opposite movement, a slab pushed upward, almost always has a visible culprit. A mature tree adjacent to a lifted walkway section is the classic case, and it raises a follow-on question about what those same roots are doing near the foundation, covered in the trees and vegetation guide. Frost heave does the same in cold climates where a slab was poured over poorly drained soil. Either way, heaved sections generally can't be lifted back down; they get ground, cut, or replaced. And if the root or drainage cause isn't addressed, the replacement heaves too.
What flatwork repairs actually cost
Access, region, and slab thickness move these ranges:

Note what slab lifting does to the settlement conversation: a driveway section pitched at the house often doesn't need replacement at all. Mudjacking or foam lifting restores the slope for a fifth of replacement cost, precisely because the slab itself is usually fine; it's the soil under it that quit. Sellers (and buyers) who only price "replace the driveway" overestimate this finding routinely.
The honest caveat on the other side: no one should replace flatwork over an unresolved cause. Lifting or repouring a slab over soil that's still washing out, or next to roots still growing, buys a few years and repeats the bill.
Steps, stoops, and handrails
Steps get flagged for two reasons worth separating. Settlement (a stoop pouring itself slowly away from the front door, opening a gap at the house or making riser heights uneven) is the same backfill story as the driveway, with the same lifting-vs-rebuild economics. Handrails are a straight safety item: inspectors will note a missing handrail wherever there are more than a few risers, and the note usually reads: "Handrail absent at front steps (four risers); recommend installing graspable handrail for safety." At $100–$500 installed, it's one of the cheapest genuinely worthwhile safety fixes in the report, in the same small-but-real category the exterior pillar guide puts in its fix-soon tier.
How to handle flatwork findings in a negotiation
- Concede the cosmetic tier immediately. Shrinkage cracks and spalling are the house being outdoors. Listing them in a repair request weakens everything above them on the page.
- Treat trip hazards as small, legitimate asks. Displacement findings are cheap to fix and hard for a seller to argue against, and they bundle well with other minor exterior items into one credit.
- Lead with any slope-toward-house finding, framed as water management. Especially when paired with foundation-area staining or interior moisture, this is the flatwork line with consequences. Price it as slab lifting, not replacement, unless sections are actually broken.
- Don't ask for a new driveway because the old one is ugly. Weathered-but-functional flatwork is a cosmetic preference, and sellers know it. Save the capital.
- Get a lifting quote for anything settled. A mudjacking bid is fast, cheap to obtain, and turns "the walkway has settled" into a number a seller can say yes to.
One question sorts the whole section
Flatwork findings are abundant, visible, and mostly benign. Sort them with one question: is this section moving water toward the house? If not, you're looking at maintenance, cosmetics, or a modest trip-hazard fix. If so, you're looking at the concrete version of a grading problem: cheap to correct by lifting, expensive to ignore. It deserves a real line in your negotiation.
